Results of 2024 for the individual housing construction market

The individual housing construction market showed steady growth in 2024. Over the 11 months of 2024, for which data is available, the volume of housing commissioning exceeded the result of 2023, reaching 60.6 million m2 against 58.7 million m2. According to preliminary data, the final figure for 2024 will exceed 65 million m2, which will be a record for the entire history of observations.
Regions - leaders in individual housing construction commissioning:
- Moscow Region - 7.9 million m2 (+14.6%);
- Krasnodar Region - 3.9 million m2 (+3.3%);
- Leningrad region — 2.7 million m2 (+10.5%);
- Dagestan — 2.3 million m2 (+178.8%);
- Tatarstan — 2.3 million m2 (+36.4%);
- Bashkiria — 2.2 million m2 (+20.7%).
The average area of houses in 2024 was 131.6 m2, which is 5.9% less than in 2023. Experts attribute this decline to the desire of the population to reduce housing maintenance costs. This factor also affected the prevalence of single-story houses, which occupied more than 50% of the market.
The most popular construction materials:
- External walls: wood (37%), aerated concrete blocks (22%), glued laminated timber (9%).
- Facades: wood (39%), plaster (21%), brick (15%).
- Floors: wood (73%), monolithic reinforced concrete and other materials (27%).
According to the results of three quarters, wooden houses accounted for 40% of the total volume of individual housing construction. This confirms the stable interest in environmentally friendly and energy-efficient designs.
