Wooden housing construction in numbers

The development of wooden housing construction is a strategically important task, the solution of which allows using the country's significant forest resource and ensuring a multiplicative economic effect in related industries. After all, wooden housing construction is located at the junction of a number of industries: logging, timber processing, production of building materials and equipment, construction, energy, transport, utilities and finance.

Since 2020, individual housing construction (IZHS) is gaining momentum. About 250-270 thousand individual houses are built annually in Russia with a total area of 36 million m2 (40-45% of the total area of housing being built). Wooden buildings in IZhS occupy 21% of all construction technologies (this is 7.6 million m2). The share of industrial wooden houses annually accounts for no more than 3%, i.e., about 230 thousand m2. At the same time, the dynamics of the commissioning of buildings made of wood is growing: according to industry enterprises, in 2020 the demand for such houses increased by 30%.

In 2022, prices for the construction of houses began to decrease: the dynamics was affected by a decrease in prices for building materials, a drop in demand, and the introduction of export restrictions. The construction of wooden houses has also become more budgetary. A “square” of an energy-efficient frame house in 2023 will cost 40 thousand rubles. - almost 15% cheaper than at the beginning of 2022. The cost of an economical version of this technology has fallen by 13% and now amounts to 27 thousand rubles. for 1 m2.

At the moment, 65 factories in Russia produce wooden houses in an industrial way, 14 of them are large production complexes.

There are also a number of programs and support mechanisms that directly or indirectly promote the greater use of wood in construction:

  • In January 2023, during a meeting on the development of the forest complex, Deputy Prime Minister Victoria Abramchenko instructed to work out the use of preferential mortgage programs for wooden house kits in individual housing construction.
  • The Government of the Russian Federation intends to subsidize the production of wooden house kits worth up to 3.5 million rubles. According to the requirements, manufacturers will have to sell them at a discount of up to 10% and receive a subsidy of the appropriate amount from the state.
  • In July 2022, a roadmap for the development of wooden housing construction for the period up to 2024 was approved. The action plan was approved by the Ministry of Construction and Housing and Communal Services and the Ministry of Emergency Situations of Russia. The main task is to improve technical regulation and expand the scope of wood structures.
  • Earlier, preferential mortgage programs for the construction of individual houses were launched in our country. These measures made it possible to expand the opportunities for citizens to purchase housing and at the same time supported the construction complex, manufacturers of house kits.

The Russian Forest Association is systematically promoting an increase in the volume of wooden housing construction. This is a serious investment in the creation of high-tech industries that can provide the regions not only with comfortable housing, but also with a significant number of jobs, especially in rural areas.
